Paving & Chip Sealing

Should I pave or chip seal my driveway?

It depends on the condition of the existing surface, your goals, and your budget. Asphalt paving provides a smoother, more uniform finished surface, while chip sealing can provide a durable, cost-effective surface treatment with a more textured appearance. Our team can evaluate your property and help you determine which option makes the most sense for your project.

What is chip sealing?

Chip sealing is a surface treatment that combines an application of asphalt emulsion with aggregate chips. The material is applied to an existing surface and then rolled to embed the aggregate. Chip sealing can help protect an existing surface from moisture and weather while extending its useful life. It can be a practical option for certain driveways, parking areas, and other private or commercial properties.

How long does a chip seal last?

A properly installed chip seal can typically last approximately 7 to 10 years, although actual service life varies depending on traffic, turning movements, drainage, weather, existing pavement conditions, and maintenance. Areas subject to frequent turning, such as driveway entrances and corners, can experience more wear than straight sections.

How often should asphalt be sealcoated?

Sealcoating schedules depend on the condition and age of the pavement, traffic, weather exposure, and previous maintenance. As a general guideline, asphalt may benefit from its first sealcoat approximately 2 to 3 years after installation, followed by periodic applications as needed. The best schedule depends on the specific pavement, so an on-site evaluation is the most reliable way to determine when maintenance is appropriate.

What weather conditions are needed for chip sealing?

Chip sealing requires appropriate temperatures and weather conditions for the asphalt emulsion and aggregate to bond properly. Temperature, moisture, and weather forecasts all play a role in determining when a project can be completed. Quality Surfacing will consider current conditions when scheduling your project to help ensure the materials perform as intended.

Asphalt Maintenance & Repair

When should asphalt be repaired instead of replaced?

Not every damaged asphalt surface needs to be completely replaced. Cracks, potholes, isolated failures, and other localized damage may be candidates for repair, while extensive cracking, deterioration, drainage problems, or widespread structural failure may indicate that more substantial paving work is needed. We can evaluate the condition of your pavement and recommend the most appropriate approach.

Why is crack sealing important?

Cracks allow water to penetrate beneath the asphalt surface. Over time, that moisture can contribute to additional deterioration, potholes, and pavement failure. Hot crack sealing helps keep water out of pavement cracks and is an important part of a proactive asphalt maintenance program.

How can I extend the life of my asphalt?

Regular maintenance can help protect your investment and delay more expensive repairs. Depending on the property, maintenance may include crack sealing, sealcoating, slurry sealing, chip sealing, repairs, and pavement marking. Addressing smaller problems before they become larger failures is one of the most effective ways to extend pavement life.

Commercial & Property Questions

Can you work around our business hours?

We understand that commercial properties need to remain accessible whenever possible. Depending on the project, we can discuss phased scheduling, timing, and other ways to minimize disruption to customers, employees, tenants, or residents.

Do you work with HOAs and property managers?

Yes. We work with subdivisions, HOAs, and property management teams and understand the importance of coordinating schedules, communicating project details, and maintaining a consistent finished appearance across a property.

Can you help with parking lot striping and ADA compliance?

Yes. Our services include asphalt striping and pavement marking, as well as ADA-related pavement improvements. We can help property owners address parking layouts, accessible spaces, markings, and other pavement-related accessibility needs.

Do you handle large commercial paving projects?

Yes. Quality Surfacing works on a range of private and commercial properties, including shopping centers, industrial parks, commercial spaces, subdivisions, and large parking areas. For larger projects, we can discuss scheduling, phasing, site conditions, and the specific requirements of your property.

Project Questions

How long does an asphalt paving project take?

Project timelines vary based on the size and complexity of the property, site preparation requirements, weather, material conditions, and other factors. During the estimating process, we'll evaluate your project and provide a better understanding of the anticipated schedule.

What should I do to prepare for paving work?

Preparation depends on the project. Before work begins, we'll communicate any necessary steps regarding vehicles, access, landscaping, parking, or other property considerations. For commercial properties, HOAs, and other active sites, advance coordination can help minimize disruptions during construction.

Can you help design a driveway or parking lot?

Yes. Quality Surfacing offers driveway layout and design and parking lot design services. We can consider factors such as available space, traffic flow, drainage, grading, parking needs, and the overall layout of the property.

How do I know which paving service is right for my property?

That's exactly what an on-site evaluation is for. The right solution depends on the condition of the existing pavement, how the property is used, traffic levels, drainage, your goals, and your budget. If you're unsure whether you need paving, chip sealing, sealcoating, slurry sealing, crack sealing, or repairs, we can evaluate the property and help you determine the most appropriate approach.

What makes Quality Surfacing different from other paving contractors?

Quality Surfacing combines more than 35 years of experience with the equipment and expertise needed to manage paving and surface-treatment projects efficiently. One important advantage is that we own our own oil truck, giving our team greater control over material availability, scheduling, and application. That in-house capability helps us maintain consistency and respond efficiently when conditions are right for your project.

Have More Questions About Your Project?

Every property is different, and the right paving solution depends on the condition, use, and goals of the site. If you’re considering a new driveway, parking lot, chip seal, pavement repair, or maintenance project, Quality Surfacing, Inc. can help you determine the right approach.
